How to apply for a home loan: a step-by-step guide

From checking eligibility to disbursal — the documents, steps and pitfalls of applying for a home loan in India, and how to get the best rate.

Before you apply: check what you can afford A lender will typically fund 75–90% of a property's value and cap your total EMIs at around 40–50% of your net monthly income. So start from your budget, not the bank's offer. Work out a comfortable EMI, then back into the loan amount and price range that fits — leaving room for savings and emergencies.

Step 1 — Check your eligibility and credit score Your loan amount, interest rate and even approval hinge on your CIBIL score (aim for 750+), income stability and existing debts. Pull your credit report first and fix any errors. Salaried applicants generally get approved faster than the self-employed, who need stronger income proof.

Step 2 — Gather your documents Most lenders ask for the same core set: - Identity & address: PAN, Aadhaar, passport or voter ID. - Income (salaried): last 3 months' payslips, 6 months' bank statements, Form 16. - Income (self-employed): 2–3 years' ITRs, audited financials, business proof. - Property: sale agreement, title documents, approved building plan.

Having these ready upfront is the single biggest way to speed up approval.

Step 3 — Compare lenders, not just rates The headline interest rate matters, but also compare the processing fee, whether the rate is fixed or floating, prepayment charges, and the loan-to-value offered. A slightly higher rate with zero prepayment penalty can be cheaper if you plan to prepay.

Step 5 — Sanction letter and disbursal On approval you receive a sanction letter stating the amount, rate and tenure. Read it carefully before accepting. After you sign the loan agreement and complete registration, the bank disburses the funds — in full for a ready property, or in stages for one under construction.

Get the best deal - Boost your credit score for at least a few months before applying. - Add a co-applicant (like a spouse) to improve eligibility and split tax benefits. - Negotiate — existing customers and high scorers can often get the rate trimmed. - Model the EMI and total interest across tenures before you commit, so you know the true lifetime cost, not just the monthly figure.
