Property appreciation is the rise in a home or commercial unit’s market value over time. This calculator takes today’s value and compounds a steady annual appreciation rate over your holding period, using the same compound-growth formula that powers fixed deposits and mutual-fund projections. Each year’s gain is added to the base, so the following year appreciates on a larger figure, and over a long hold the curve steepens noticeably.
Choosing a realistic rate
The single most important input is the appreciation rate, and it is also the easiest to get wrong. Indian metros have historically delivered long-run appreciation in the region of 5–8% a year, though individual micro-markets swing far above or below that. Emerging suburbs riding a fresh infrastructure wave can spike for a few years, while saturated prime areas may crawl. What the projection leaves out
A future-value figure is not the same as profit. The projected value is expressed in nominal rupees — tomorrow’s money, not today’s. If a property appreciates at 6% while inflation also runs near 6%, the real gain in purchasing power is close to zero even though the number on screen looks impressive. To judge whether appreciation is genuinely building wealth, compare the rate against expected inflation, or discount the future value back to today’s terms. Used this way — conservatively, with rental income and costs considered alongside — the calculator becomes a sober planning tool rather than a source of false comfort.
